Vaughan Constructions was appointed to execute the expansion and repositioning of an existing 39,000m² into a 52,300m² facility that contains seven tenancies between 5,000m²-10,000m², each with a carbon neutral office space and amenities.
Vaughan was tasked with redesigning the offices and amenities from traditional steel and concrete structures to mass timber - cross laminated timber (CLT) and glued laminated timber (Glulam) – product substitutions.
CLT and Glulam are known for their sustainability benefits and aesthetic qualities, however these materials also have impressive load-bearing properties. While significantly lighter than steel, making it easier to handle, CLT and Glulam’s strength and stability makes it ideal for structural purposes. For this project, the timber had a net benefit of 524,000kg CO2e from the atmosphere and a saving of three weeks construction time.
Externally the team also completed 50,000m² of concrete hardstand and extensive landscaped areas.
